Why Southern Georgian Bay Properties Are Different
We don't build the same way here that you would an hour south, and the reasons are worth knowing before you plan a project.
The escarpment changes what's possible
Sites along the Niagara Escarpment come with shallow bedrock, steep grades, and permitting considerations that flatter land doesn't have. Grading, drainage and structural planning have to be resolved early. We'd rather have that conversation at the design stage than discover it with an excavator on site.
Waterfront properties have their own rules
Shoreline lots on Georgian Bay carry setback requirements, erosion pressure, and drainage patterns that dictate the design more than the wish list does. We plan for water movement first and aesthetics second which, done properly, is invisible in the finished result.
The freeze-thaw cycle decides what lasts
This region runs through freeze-thaw repeatedly every season, and lake-effect snow loads are heavier than the regional averages suggest. Base depth, drainage and material selection are what separate a patio that looks good in year one from one that still looks good in year eight. It's the least visible part of the work and the part we're most particular about.
The build season is short
Frost-free working windows here are narrower than most homeowners expect. Projects that start their design and permitting conversations in winter get built in the season they were planned for. Projects that start in June often get built the following year. We're direct with clients about which one they're looking at.

Design
In-house landscape design: site assessment, grading and drainage planning, planting design, hardscape layout, and full construction drawings for the build team. Every project we build starts here.
Build
Hardscaping and stonework, patios and walkways, retaining walls, outdoor kitchens and fire features, poolscapes, outdoor structures, garages and property additions.
Manage
Full project management from design through completion, including trade coordination and site scheduling. For clients who don't want to run five contractors, and for owners managing a property from out of town.
Maintain
Ongoing property maintenance, seasonal clean-ups, lawn and garden care, snow and winter services, and long-term site care for residential and commercial properties.
